JUDGMENT QUIETING TITLE
NOW on this 10th day of February 2021, appears Plaintiff, HWFJ LLC, by owner
Henry Ford Jr., by and through attorney, Nicky P.E. McNeil, comes before this Court
for final disposition Plaintiff’s Petition to Determine Interest and Quiet Title filed on September
9, 2020.The Court makes the following findings:
1. The Court has in rem jurisdiction over the subject matter Property as it is located in
Jackson County, Missouri and legally described as follows:
The North 33 feet of Lot 4, Block 2, and the East ½ vacated alley West of
and adjoining, CASTLETON ADDITION, a subdivision in Kansas City,
Jackson County, Missouri.

Commonly known as 2924 Wabash Avenue, Jackson County, Kansas City,
Missouri 64128.
2. Defendant, Neighborhoods United, has waived service, waived the 30 day
requirement to file a responsive pleading to the Petition and consents to judgment
being entered to quiet titled by its Entry of Appearance and Waiver of Service filed
on January 22, 2021.
3. Defendants, Deelin Enterprises, LLC and all Defendants and unknown Defendants
were served by publication. An Affidavit of Publication was filed on January 4,
2021.
4. Defendants were duly served by publication in The Pulse for four (4) consecutive
weeks; specifically, the weeks of November 9, 2020; November 16, 2020;
November 23, 2020 and November 30, 2020.
5. Though having been duly served, Defendants filed no responsive pleading to
Plaintiff’s Petition and are therefore all in DEFAULT.
WHEREFORE, IT IS HEREBY ORDERED, ADJUDGED AND DECREED that title
to the property described as:
The North 33 feet of Lot 4, Block 2, and the East ½ vacated alley West of and adjoining,
CASTLETON ADDITION, a subdivision in Kansas City, Jackson County, Missouri.
And commonly known as 2924 Wabash Avenue, Jackson County, Kansas City, Missouri 64128,
in Plaintiffs’ Petition to Determine Interest and Quiet Title is hereby QUIETED and, by this
Judgment, fee simple ownership is hereby vested in HWFJ LLC; and any heirs, devisees,
grantees, assignees, donees, alienees, legatees, administrators, executors, guardians, mortgagees,
trustees and legal representatives and all other persons, firms or corporations or successors

claiming interest through these Defendants, shall have no claim or interest in the real estate
described in Plaintiffs’ Petition, or any lien on it, and that any claim of these Defendants in and to
the property is barred.
Costs are assessed against Plaintiff.
LET EXECUTION ISSUE.
