JURISDICTION AND VENUE
1. Respondent, VALENTINA GUTIERREZ BRAMBILA, is a resident of the state of California.
Respondent, WFG NATIONAL TITLE COMPANY OF CALIFORNIA, is incorporated in the state of
California. Therefore, this Court has personal jurisdiction over the Respondents.

2. Superior Courts in California are courts of general jurisdiction. Therefore, this Court has subject
matter jurisdiction over this matter.
10 3. Respondent, VALENTINA GUTIERREZ BRAMBILA, resides in Fontana, California in San
11 Bernardino County. Respondent, WFG NATIONAL TITLE COMPANY OF CALIFORNIA, has a

corporate office located in San Bernardino, California. Therefofe, venue is proper in this Court.

4. Petitioner is an elder under Welfare and Institutions Code § 1561 0.27. As an elder, Petitioner has

suffered financial harm as a result of the Respondents’ actions. Petitioner has standing under

560 W. Nevada Street, Ontario, CA 91762; APN #1049-293-24-0000;

23 7. Respondent, WFG NATIONAL TITLE COMPANY OF CALIFORNIA (hereinafter “WFG”) is
24 the escrow company that is currently holding funds for the sale of the real property located at 560 W.
25 Nevada Street, Ontario, CA 91762.

8. Petitioner does not know the true names of Roes 1-10 and therefore sues them by their fictitious

names. Petitioner alleges that at all times mentioned herein each Respondent, whether actual or fictitious,
